Buy-to-Let Mortgage Calculator

Buy-to-Let mortgages are offered dependent on two key criteria. The first is the maximum amount you can borrow based on a percentage of the property purchase price or valuation. Most Lenders will normally restrict this to a maximum of 85%.

The amount you can borrow is also usually further restricted by the amount of rental income the property is likely to generate. Most Lenders will insist on the Rental income being at least 125% (1.25 times) the projected mortgage repayments on an 'interest only' basis.

They will then lend based on the Lower of these two calculations. Our calculator below lets you evaluate the maximum that you would usually be able to borrow for a given purchase price and given rental income.
